Why should I use 360 Design Studio?
360 Design Studio can provide professional assistance with large or small, residential or commercial renovation projects. We believe that planning early and thoroughly significantly minimises the risk of cost blowouts and unexpected discoveries or delays, so your renovation is set up for success. We can provide an end-to-end service, or you can decide which services you need: • Interior Design advice – we pride ourselves on providing practical design advice solutions that take your needs and the features of the site into consideration. No budget is too small, and we are happy to incorporate any items or features you would like keep. We are also happy to re-use or re-purpose any furniture or items to minimise the environmental impact of your renovation, and use sustainably sourced products and materials wherever possible. • Project Management – this is where we bring the design to life. We capture the scope of work by listing every task for every trade, and key furniture and fittings (excluding building materials and supplies). This document is called a Trade & Materials Schedule or “TMS”. It provides all parties with clarity of scope (and therefore marks when the project is complete), the ability to get comprehensive quotes from trades, and helps highlight risks and dependencies, e.g., task A has to be completed before item B can be installed. We act as your eyes and ears on the site to manage issues as they arise, and provide regular updates on how the project is tracking. • Procurement service – this is an optional administrative service where we can purchase the key items in the approved FFE schedule, receive invoices and make payments to your trades. The benefit of this service is 2-fold – firstly, saving you money as we will pass back 100% of the trade discounts we will receive as professional renovators. The second is minimising your workload, as a renovation can include a lot of invoices and paperwork from trades and suppliers. So, your project stays within the agreed budget and schedule, and you can continue to run your business or live your life with minimal stress and disruptions.
What are the benefits of using 360 Design Studio?
We provide every degree of support for your project – from interior design to procurement and project management. We always charge a fixed fee for our services that is reflective of the project complexity and our time - regardless of the renovation construction costs. There are no surprises or hidden charges, allowing you to manage your renovation budget with peace of mind. You decide how much of the renovation project you want us to manage and the services you want us to provide. This really comes down to your design and creative abilities, how much time you have to manage the project yourself, and your prior renovation experience.
When is the best time to talk to 360 Design Studio?
The short answer is as soon as you're ready to renovate, and before you see your builder or contractor. 360 Design Studio can provide Interior Design services to improve the visual appeal and functionality of your space. One of the biggest contributors to delays in any project and cost blow-outs is changes to the scope of works. Walking through your ideas upfront and visualising them with our detailed drawings and 3D models can help ensure that no detail has been overlooked, as adding it later will blow out the project budget and schedule. As professional renovators and project managers, we can also provide practical and unbiased advice about the feasibility of your project and budget, and help you bring the design to life with your team of trades.
How can 360 Design Studio help me with a cost-effective renovation and staying within budget?
The variables that have the biggest impact on your budget are: • Quality of finishes - we can help you get your dream design without a hefty price tag by passing on our deep trade discounts from an extensive range of retailers. We also specialise in cosmetic renovations that are quick, "non-construction", and visually impactful makeovers. • How efficiently you build it - in other words, how efficiently the project is managed, which includes how tradespeople are vetted, selected and then managed. We can manage the entire process allowing you to save a lot of time and money, compared with a typical builder situation where you will have a lot of independent contractors and tradespeople working on the project without much coordination • Design and size of the renovation - we can help you ensure that you are not over-capitalising or missed any key details which will be expensive to add in the future.
What fees does 360 Design Studio charge?
Every project is different, and requires us to marry your individual needs with the site’s unique layout and regulatory constraints. We provide bespoke solutions where form (aesthetics) and functionality (utility and practicality) go hand in hand. That’s why, the first step is for us to have an initial consultation meeting to understand your needs and walk through the site. This will allow us to prepare a fee proposal for your review and approval. Our fees are fixed and based on the scope and complexity of work we have been engaged to do, regardless of the construction costs.
I’m looking to sell or lease my property. How can 360 Design Studio help?
• Appealing to as many buyers or renters as possible. Ensuring your property creates great first impressions. We can help your property look it's very best starting from its kerb appeal, to de-cluttering and property styling • Addressing feedback from your real estate agent or prospective buyers, e.g., outdated kitchen. Such updates can help your property stand out as a “turn key” property and attract buyers looking to avoid the additional cost, stress and mess of renovations. • Identifying and repairing problem areas before buyers see them in the building inspection report
Who are your typical customers?
Commercial and residential property owners with one or more of the following needs: • Have an idea of what they want their property to look, feel and function like - but need expert interior design advice to pull it all together • Want something completely unique and tailored to your requirements • Want to outsource part or all of your renovation to a professional. For example, use our interior design service but are happy to manage the construction yourself. Or, you want us to manage the entire project end-to-end – from design, sourcing and execution with our team of tradespeople • Preparing to sell their property for the best price, or maximising their rental income • Have a tight budget or schedule – we can manage both closely with our tools, processes, and your team of trades • Never renovated before and don’t know where to start – we can manage the entire project end-to-end, from design, sourcing and execution with our team of tradespeople. Our unbiased advice and feedback are intended to make you feel as informed and in-control of your project as possible. • Have just purchased a property which requires updates or repairs that may have appeared in the Building Inspection report. Often, we can start designing and planning during the settlement period so the renovation can be completed as soon as you take ownership. We know that you have unique needs from your property, so we pride ourselves on providing “every degree of support" for your renovation.
What services can you provide to clients outside Sydney?
For locations outside Sydney, we can currently only offer our interior design service. As we will require detailed measurements to prepare the design documentation, you have 2 options: • Taking the measurements for us using an app on your phone – it’s as simple as taking a video, or • Covering the costs of us making 1 x trip to your site to take the measurements. We recently designed 3 restaurants in Melbourne after a single trip. This was followed up by video and tele conferences for the duration of the project, including hand over to the client’s local contractor.
Can you help with building new homes?
At this time, 360 Design Studio is focussing primarily on renovation properties to maximise their visual appeal and functionality. This may include minor structural changes such as adding or removing walls in an existing property. However, if you need major structural changes such as adding a first storey or building a new home, we can recommend builders for you to engage and work with directly.
What services can you provide to clients outside Sydney?
For locations outside Sydney, we can currently only offer our interior design service. As a minimum, this will require an on-site consultation meeting to understand your renovation objective and take detailed measurements. The costs of our travel and any accommodation will need to be covered by you.
We recently designed 3 restaurants in Melbourne after a single trip. This was followed up by video and tele conferences for the duration of the project, including hand over to the client’s local contractor.
