Like most people in the festive season, I took some time off and enjoyed catching up with friends and family... and found myself inundated with questions about renovation plans in new year. There was confusion and concern about supply and availability of materials and trades, rising costs, and much more... leading to renovation paralysis!
As a diploma-qualified interior designer and Design Institute of Australia member, I've helped numerous clients overcome renovation paralysis through systematic planning approach. This guide shares advice I give friends and clients to provide clarity and direction.

What is Renovation Paralysis?
The symptoms:
Clear vision of desired outcome but overwhelmed by process
Pinterest boards and Instagram saves without action
Concerns about costs, timelines, and complexity

The Two Critical Questions
Before any planning or design work, you need clarity on two fundamental aspects: REASONS and RESOURCES.
REASONS: What and Why?
What goals do you want to achieve from your project? Why now?
This is first place to start and most critical foundation for successful renovation.
Questions to answer:
Current situation:
What's working in your current space?
What's not working? Be specific.
What frustrates you daily?
What would make your life easier?
Motivation for change:
Why do you want to renovate?
Why now specifically?
What's triggered this decision?
What happens if you don't renovate?
Must-haves vs nice-to-haves:
What's absolutely essential?
What would be nice but not critical?
What are your "don't wants"?
Where can you compromise if needed?
Alignment:
Is everyone who uses space aligned on goals?
Have you discussed priorities and preferences?
Are there conflicting visions to resolve?
How will you make decisions together?
Repair list:
What repairs are needed regardless of renovation?
What maintenance has been deferred?
What issues might worsen if not addressed?
Makes sense to tackle these simultaneously with renovation
As you can see, this process could take some time and lots of conversations, but it's fundamental in helping you minimise costly changes during project.

Budget Reality
The critical question:
How much can you comfortably afford to spend on renovation?
Important principle:
No renovation is worth keeping you up at night. We like to know your budget upfront so we can plan and design your project accordingly.
Budget planning guidelines:
For cosmetic renovations without structural changes:
Limit budget to 10% of current market value (structural renovations typically cost 40%)
Example: Property worth $1.2 million
Total budget: $120,000 (10% × $1.2m)
Suggested allocation:
Kitchen: 20% ($24,000)
Main bathroom: 20% ($24,000)
External: 20% ($24,000)
Living areas: 10% ($12,000)
Bedrooms: 10% ($12,000)
Contingency: 10% ($12,000)
Hallway: 4% ($4,800)
Second bathroom: 3% ($3,600)

This guideline prevents over-capitalising (spending more than buyers will pay for similar property in same area).
